Owner guide · furnishing budget

What should you spend on an Airbnb setup?

Start with your Melaka unit, not a shopping list. A sensible setup budget depends on what’s already there and the stay you want to offer.

Walk through what the unit actually needs.

Separate essential work from upgrades. Check the condition, existing furniture and how the rooms will be used. Decide what helps guest use, the listing photos and the daily operation before choosing what to buy.

Ask what each item will do for the listing.

Will it give guests a clearer reason to choose the unit? Will it improve the room’s use or presentation? Consider the whole setup, rather than assuming a bigger renovation budget produces better profit.

Keep enough room for running the property.

Furnishing is an upfront expense. Upkeep and ongoing management also affect what you keep from bookings. Discuss the setup scope, fixed management fee and running costs together before starting.
